To ensure your project goes smoothly and according to plan, we offer complete Owners Representation (known as Owner’s Rep) services.
SCS Corp. serves as an extension of the owner and their staff, protects their interests, takes the lead in assembling all the required consultants, design firms, contractors, and vendors, coordinates and effectively communicates to the team’s members throughout the project’s life-cycle, from start to finish.
We act as your eyes and ears throughout the entire process with the sole purpose of ensuring the final project meets your goals and expectations. We will be there every step of the way so you can feel confident.
The services offered include:
Initial meeting to ascertain needs and review the overall scope of the project.
Assistance in determining property needs and (when applicable) assisting with the property acquisition.
Assistance in assembling the architect and engineers for the design of the project.
Working with state and local planning and building department officials to obtain all the proper permits.
Owner-related contract administration and liaison with the architect and contractor (or construction manager) during the course of construction and oversight of pay applications, change orders, and close-out documentation.
Regular meetings to discuss project progress.
Building Condition Report
Obtaining a building condition assessment is an essential step toward making informed decisions that can significantly affect your purchase of a real estate property or investment into a project.
SCS Corp. provides Building Condition Reports for lenders and real estate investors to help you make informed decisions. Depending on the level of report requested, SCS Corp. will analyze any size and type of facility and bring in the necessary engineering & trade expertise to determine the building or property condition.
The services offered include:
A Building Condition Report will be provided with a detailed overview of the findings. An important component of the Building Condition Report is the Immediate Repairs Table. The Immediate Repairs Table identifies short-term capital needs (recommended within the next 90 days), deferred maintenance, and failing or damaged building systems. Then provides opinions of probable costs to correct the items identified.
Examples of immediate repairs include a lack of fire extinguishers, a failing roof system, general maintenance for mechanical systems, needed internet connectivity upgrades, or visible structural damage.
The final written report identifies what needs to be repaired, replaced, or upgraded. The report will also estimate the building elements and systems' lifespan and will include a list of recommendations for repair or replacement, with estimated costs.
Depending on the level of report requested, a Building Condition Report assesses the condition of the following:
Site condition and integrity - including pavement, curbs, loading docks, walks, landscaping, irrigation, site drainage, exterior lighting, walls, fencing/railings, signage, and exterior amenities
Structural systems conditions – including foundations and structural framing of walls, columns, intermediate floors, and roofs
Exterior building envelope integrity - including roofing systems, exterior finishes, stairs and steps, exterior doors, windows, and flashings
Interior building component assessment of mechanical spaces, common areas, and tenant areas'
Systems assessment - Heating, ventilation, air conditioning, plumbing, fire protection, and electrical systems
Americans with Disabilities Act (ADA) compliance
Local code compliance issues
